
Mold Inspection
While mold is present in the vast majority of homes to some degree, it becomes a problem when there is too much of it. Mold and the mycotoxins that some species can produce can be dangerous contaminants in the home. Though it is not always visible or easy to notice, it could still cause damage to your health and home in the background. Mold can develop on moist or damp surfaces inside, including ceilings, wallpaper, wood, drywall, and insulation material. Other materials that may support mold growth include dust, paints, carpet, fabric, upholstery, and more.
Mold can start growing on moist surfaces within 48 hours and, if left uncontrolled, can affect your indoor air quality and jeopardize the structural integrity of your home. Suspect a mold problem in your home? I offer comprehensive visual inspections to identify moisture problems, which are the main cause of inside mold growth. My inspections include air and surface sampling tests (if appropriate), spore counts, and mold type identification. I am certified by the International Association of Certified Indoor Air Consultants (IAC2) to conduct mold inspections.

A Complete Mold Inspection will consist of a full, non-invasive, visual walkthrough examination of the property to look for any possible signs of moisture intrusion, including examination of the readily accessible, visible, and installed systems and components of the home. I will also be on the lookout for water stains, discoloration, odors, paint peeling, etc., to determine if elevated mold levels are present. Moisture, Humidity, and Temperature readings will be recorded. Air sample and surface samples may be collected. Any visible signs of moisture intrusion will be reported, along with water damage, apparent mold growth, conditions conducive to mold growth, and the results of a laboratory analysis of mold samples collected.
A Limited Mold Inspection does not include a visual examination of the whole building, but is limited to a specific area. Conditions in other parts of the building may not be inspected. A non-invasive visual examination of the readily accessible, visible, and installed systems and components in the area or room will be conducted, and samples may be collected.
Mold Testing as a standalone service can also be performed, if you are looking for confirmation or identification of visible apparent mold, or if you are curious about airborne mold spores.
Sampling
I will help you determine the appropriate number of air samples that will be taken inside the home, along with outdoor samples to compare the inside samples with, as a baseline or control sample.
Air samples can tell you if you have hidden moisture or leaks that are producing spores that may represent a health risk to you and your family.
Indoor Air Quality Tests should be considered when:
- You notice a “musty” smell
- A recent or past water event is suspected
- An occupant is predisposed to respiratory illness
- to evaluate the effectiveness of recent remediation
Surface Sampling (Tape Lift or Swab) should be conducted when:
- There is visible apparent mold
- Where a cleanup or removal of mold took place
- To ensure that 3rd party remediation was done properly
* Please note that equipment such as IR Camera, Hygrometer, Moisture Meter, Blacklight, etc may be used in all of these examinations.
