Our focus is to determine:
Is the home safe?

Are there deficiencies or signs of potential failure?
Are the components installed in a professional manner?
Should small things be repaired or replaced now to prevent large expenses in the future?

A buyer’s home inspection takes about three hours to complete and covers major components of the home from the roof to the basement. The buyer will receive an in-depth report typically within 24 hours after the inspection. A home inspection puts the buyer in a better position to make large life and financial changing decisions.
A Pre-listing home inspection happens before the home is listed. Some sellers choose to get their home inspected as they’re beginning to prepare their house for sale. This works to the sellers’ advantage as they can fix any potential issues beforehand and save time in the closing process. Additionally, the pre-listing inspection provides the following benefits:
- Sellers have the advantage with upfront information about the condition of their property, which gives them more control over repairs and potentially strengthens their negotiating position.
- Repairs made ahead of time often makes a home show better.
- Any problems? You have time to shop for contractors to make repairs.
- Separates the serious buyers from those who are not and can complicate the selling process.
- A clean home inspection report can be used as a marketing tool to increase buyers’ interests.
- Reduce the need for 11th hour negotiations. (Last minute negotiations).
- Deals are less likely to fall apart.
